The first answer is density. With two residences on a floor, there is no shared corridor at all, so each residence enters from its own lift lobby and no front door looks another in the eye. On a location that could have had many times the number, over about 30 stories which yields less than sixty homes. You can’t reverse the arithmetic later.

The second is service. A house here is operated under the same program that operates the hotel across the estate with a dedicated Director of Residences and trained staff on call. It’s that platform, more than any one material or fitting, that separates a branded home from a well-finished one over a twenty-year tenure.

The third is location. The strategy begins with a decision regarding the ground, not about the tower. Of the eight acres, two are devoted to the dwellings alone, enclosed and reserved, with the hotel, the office building, the shops and the dining held beyond that border. The arrival is through the Twin Lantern gate to a private drop-off and the Winter Lantern on a driveway that never meets the hotel court. That separation is the organizing notion of the whole scheme: a private ground within a public one and the larger estate a short internal walk away rather than a shared forecourt.

The landscape throughout those two acres has been worked on structurally. Six seasonal pavilions, Twin, Winter, Summer, Center, Spring and Autumn, divide the ground into rooms, each with its unique character and vegetation. The middle is held by the orchard garden, open grass and rain terrace. One zone is anchored by the pool and its cabanas and the sport zone. The Spring Lantern is surrounded by a thick native Miyawaki planting which lends the site a mature rather than decorative edge. Homes within the tower are located on the North, West and South positions of each plate, thus orientation, deck arrangement and layout family vary floor to floor rather than stacking identically for 30 stories.

It is a setting of the Centre-North and makes a difference in the daily life. Sadashivanagar, Armane Nagar, Dollars Colony and Malleshwaram are within the settled, low churn, high net worth neighborhoods of the city within 1-3 km. Close by are the Palace Grounds, Sankey Tank, the Bangalore Golf Club and the Indian Institute of Science.

The artery runs north, unbroken in the mean- Up the road around 5 km lies Hebbal with its multi-modal interchange including the Blue Line metro extension, Manyata and the northern employment area. Kempegowda International Airport is a straight run north on the same route. The project has less than 60 houses on 30 storeys and that defines the masterplan and everything else comes from that. The public hallway is wiped out entirely, as each plate has two residences, and you step out of a private lift lobby into your own front door rather than one of eight along a path. Sizes vary from a 4000 Sq.ft two-bedroom duplex to a 15,000 Sq.ft penthouse duplex spanning floors 29 and 30, three- and four-bedroom simplexes, layouts with a study, layouts with a media room and a five-bedroom duplex of 11,000 sft in between. There are no repetition of the layouts here.

The authorship of the design is unusually concentrated for an Indian residential building. The architect was HKS and the interiors and public spaces were designed by Yabu Pushelberg of New York. There are six seasonal pavilions, a temperature-controlled pool and its cabanas, sport courts, an orchard garden, a rain terrace and a native Miyawaki forest dense enough to read as woodlands rather than ornamentation.

Service is part of the product, not an afterthought. Residences maintained under the Four Seasons Private Residences program, including a dedicated Director of Residences, on-call trained staff and an app to allow owners to manage their residences from anywhere. Recurring fee includes concierge, valet, common area housekeeping, security, facade cleaning and landscaping. In-residence meals, laundry, individual housekeeping, limousine and airport transportation and grocery stocking will be billed upon usage, so an owner who travels for months will pay for the platform, not for services never utilised.

Construction is ongoing and this really impacts the purchase decision. The possession is in front of you, not in the back. Buying means you have to wait to get possession and the payment plan is dependent on construction phases. That is compensated by the estate around the tower already constructed and operational. The buyer is able to wander the hotel, visit its restaurants, view the working office building and judge the quality of service with their own eyes. These can be done all ahead of the residence itself being handed over. That is a very different scenario than a project that is on its own on a vacant property.

Mekhri Circle is the end of the ancient city and the beginning of the northern corridor, and the address reflects that. The underground connects to NH-44, 600 meters from access gate. To its south are MG Road, Vidhana Soudha and Cunningham Road. To the north is Hebbal, Manyata and the airport. There are so few employment in the city a resident can take either route and not have a hard commute the other way.

In this pocket is the behaviour of the prices of the immediate neighbours. Sadashivanagar, Armane Nagar, Dollars Colony, RMV Extension and Malleshwaram are bungalow districts with institutional anchors, and very low transaction churns. There are rarely plots for sale and when there are the sizes exclude anything enormous format. This structural scarcity implies that buyers looking for the highest luxury apartments in Central Bangalore keep returning back to a handful of brands and new supply in this neighbourhood comes once in a decade, not once in a year.

Social infrastructure is unusually congested. Ramaiah hospitals and campuses are within four km radius. Bangalore Baptist Hospital is 2.2 km on the same road. Indian Institute of Science is 5.6 km, Sankey Tank is 3.5 km, Palace Grounds is 6 km and Bangalore Golf Club is 6 km. This means access to schools, experts and open land for a family without a freeway cutting right through the middle. This is a rarer occurrence in Bengaluru than the map suggests.

The other axis is work. Kirloskar Business Park - 5 Kms, North Karle Town Center SEZ - 7 Kms Luxury flats near Manyata Tech Park are a daily morning drive away and not a strategic one, but luxury apartments near Hebbal are in the same discourse, 7.5 km distant from Manyata Embassy Business Park. Central business district is 7 km to the south. Kempegowda International Airport is 28km north on NH-44, close enough to make a difference for a household that flies regularly, far enough away that the noise and the traffic of the aviation belt is somewhere else. Hotels and retail are in close radius: Mantri Square in Malleshwaram and ITC Windsor at 5 km, Orion Mall at 6.5 km, Phoenix Mall of Asia at Hebbal at 7 km.

The housing market in Bengaluru has bifurcated into two very distinct areas. Wide city is trading in the range of Rs 12,100-12,300 per sft. Premium localities like Sadashivanagar, Koramangala and Indiranagar offer home at Rs 15,000 to Rs 25,000 per sft. The average price of Sadashivanagar and Armane Nagar combined is around Rs 24,200 a sft. The distance between those bands has not closed, it has increased. It is the most evident sign of where the true scarcity is located in this metropolis.

Bengaluru is the ninth fastest rising luxury housing market in the world, with prime residential values increasing around 9.4% year-on-year. City-wide appreciation is usually in the 8-12% range in stable state.

The demand base is the reason. Bengaluru has the biggest concentration of technological employment, global competency centers and start-up capital in the country, and that has thrown up a large population of principals, founders and senior executives with the balance sheet for a property above Rs 25 Cr. The entry point to Grade-A ultra-luxury starts at more than Rs 5 crore and goes much beyond Rs 25 crore. Supply has not kept pace. In a developed inner-city district there is hardly any land left large enough to support a low-density tower.

North Bengaluru still holds a unique place in that vision. The corridor to the airport, the Hebbal interchange, the extension of the metro’s blue line and the northern business parks have made this the city’s most infrastructure-rich axis. But the residential product in the corridor has also gathered at mid and above mid-end around Yelahanka, Thanisandra and Devanahalli. So far, really ultra luxury houses in North Bangalore with low density and a working service platform have been few and far between. This address is right where the ones that are there are nearer to the old town than the airport. Along the same axis, the Karle Town Center SEZ, Manyata Embassy Business Park and Bhartiya City tech district support employment, while growth at the Hebbal junction continues to attract investment farther north.
