Because the tower is under construction, the RERA questions that matter are the ones about progress and timeline. The declared possession position is within 12 months, in 2027. Ask for the current construction status against the sanctioned plan, and check the quarterly progress disclosures on the portal rather than accepting a verbal update. An Embassy ONE possession status enquiry should be answered with the portal record alongside whatever our team tells you, and the two should agree.

Two further documents sit outside the Act's scope and matter just as much to an owner's experience. First, request the residential management agreement, which governs the service platform and the obligations attaching to ownership after handover. Second, ask for the service charge structure in writing, expressed per sft per month. RERA governs the sale and the construction; it does not govern what a branded residence costs to run once you live in it.

Registration also frames what to ask for at the point of offer.
