✦ Inside the Community

The tone had been set by enclaves earlier. Harmony, Serenity, Eden and Verde have villas and villa plots and Embassy Edge and Green Shores feature apartments. Between them are over 32 themed parks and over 45 acres of open green space, with a 5.5 acre man-made lake and promenade at its heart. Inside the gates there is an ISKCON temple and a commercial Town Centre.

These Embassy Springs residential plots are low density, about 11 plots per acre. They have been released recently. The Embassy Springs plot project takes advantage of existing municipal infrastructure, utilities and landscaping rather than having to reinvent the wheel. The contrast between a gated plotted development in Devanahalli and a fresh layout may be seen right from the first visit itself. The school, the health care centre, and the club house are now open.

✦ Why Embassy Springs Deserves a Closer Look

The number one cause is stock. The first enclaves sold out years ago, and buyers have had to turn to the resale market ever since. Embassy Springs plots pre launch gives you primary land direct from a listed developer with fresh RERA registration and a clean title.

Consequently, premium villa plots near the Devanahalli airport are hard to find. KIADB Aerospace Park and Devanahalli Business Park are all at one place. You also get Embassy Springs plots for investment and live with Embassy brand attraction for HNI and NRI buyers.

About

About

Embassy Group has constructed an integrated township called Embassy Springs spread over around 288 acres along the airport corridor. There were additional property enclaves, villas, apartment communities, a school, a healthcare institution, a big clubhouse, a 5.5 acre lake and a Town institution. The first four plot enclaves – Harmony, Serenity, Eden and Verde – are complete and sold out. Since then land in the township has only been marketed through resale.

The new launch at Embassy Springs will commence its first sales on around 8 acres with around 90 plots. Thereafter, buyers will be able to buy plots of 1,500, 1,800, 2,000, 2,400 and 3,000 sq ft at a BSP of Rs 16,000 per sq ft. The smallest property starts from Rs 2.40 Cr forward and the biggest land starts from Rs 4.80 Cr onward. The older streets are preserved in their open garden nature with about 11 plots to the acre. Corner and park view plots are in high demand due to their prime position. Plots differ in location.

Most of the future planned releases still need years of development on the site. This Embassy Springs planned development is connected to roads, utilities, landscaping and social infrastructure that is already in place for inhabitants, so it doesn’t have to wait for that. Owners can enjoy the clubhouse, walk the lake promenade and send their kids to the in-township school long before their own development begins. Utilities and landscaping are included so the first several months of ownership are much like any other existing resident.

Embassy Springs Villa plots now open for owners to have a say on design and scheduling. Each house must meet setback, height and facade criteria set by the township, but the design within those parameters is left up to the owner. Some will develop now, some will hold the land and develop later. We help each customer to evaluate sizes, locations and prices of selected places to make the final decision that fits the house and budget.

The different styles of homes in the township also affect daily life. The club house, Town Centre and parks serve many households. This also contains home complexes Embassy Edge and Green Shores with plot and villa enclaves sitting alongside it. Inside the gates there is an ISKCON temple where devotion is done. So a new owner comes into a home that has routines, not waiting for neighbours to come on a clean slate.

Location

Location

Devanahalli is on NH-44, near the intersection of the airport corridor, the Satellite Town Ring Road and the projected Peripheral Ring Road. The township is located on MSEC Road before Toll Plaza, Nagamangala Village / Navarathna Agrahara. Kempegowda International Airport is at a distance of around 10 km from the gate while Sadahalli Gate is at a distance of about 7.7 km. This is one of the only large branded townships close to a major airport, and it has an impact on everything from travel times to its appeal for renters.

In a decade, the suburb has gone from being an airport satellite town to being the major corridor for plotted houses in North Bangalore. Buyers of fresh plots in Devanahalli are glad because land costs here are still lower than in Hebbal and Yelahanka and new infrastructure is coming up constantly. Embassy Springs will be connected to Airport Road and Yelahanka, Hebbal and CBD will be a signal free drive away on NH-44. It will be linked by rail when the Blue Line metro airport section is open.

Inside the gates are the school, medical facilities and the ISKCON temple. The Town Centre offers retail and dining to the neighbourhood. Forum North Bengaluru is around 3.6 km away, Vidyashilp University is about 4.3 km away, Stonehill International School is about 7.7 km away & Yelahanka hospitals are about 13 km - 18 km away. The entry location for most errands is about 13.4 km from Devanahalli town.

Higher education helps address this . Sir M. Visvesvaraya Institute of Technology is about 10 Kms, Akash Institute of Medical Sciences is approx 13.7 Kms and Nitte Meenakshi Institute of Technology is approx 15 Kms. Less movement of institutions means that the educational demands of older children in the family change.

The biggest trade off is distance from the city centre. If you are a daily commuter into central Bangalore, take the route during peak times as Hebbal is 22km away and Manyata Embassy Business Park is 26km away. An Embassy new launch plots on Airport Road Bangalore release really cuts down on time spent driving instead of adding to it, especially for families whose work and travel are concentrated around the airport, and proposed metro and ring-road links could increase access from more distant parts of the city. When you drive you take a test drive. That's how you obtain a good, reliable answer.

Bangalore

Bangalore

Much of Bangalore’s recent boom has been in the city’s north, which has become the engine of India’s tech sector. Houses, hotels and offices have come up in the Bellary Road corridor and to the north around the airport and tech parks such as Manyata Embassy Business Park, Kirloskar Business Park and Karle Town Centre. The airport side is now top of the list for buyers who used to look only at central or eastern areas.

Average quoted rent for a unit in Devanahalli corridor is Rs 11,350 per sq ft. Branded gated plots in Devanahalli are being sold for Rs 15,500-16,000 per sft (BSP) while resale plots in Embassy Springs are being sold at Rs 14,500-15,000 per sft (BSP) on the resale market. Plots in Devanahalli from recognised developers are a league apart. They are sought after due to full ownership chances and build opportunities. The price difference of land plots and apartments is a reflection of the appreciation of land ownership of buyers.

A simple reason why Embassy Group new launch in North Bangalore is grabbing attention is because the developer has already identified a large part of this corridor with Embassy Manyata Business Park, Embassy ONE and Embassy Lake Terraces. For luxury plots in North Bangalore, a launch in a functioning Embassy township gives a level of assurance that a stand-alone plan rarely does.

Buyers of pre-launch villa plots in North Bangalore typically have to pick between greenfield layouts remote from amenities or resale plots at predetermined pricing. New launch plots in Devanahalli with primary purchase, developer and functioning township services are rare. Hotels like Taj Bangalore and Hyatt Centric Hebbal and malls like Phoenix Mall of Asia and RMZ Galleria Mall and institutes like Presidency University provide the north with its own self-contained character that promotes demand for well-placed land for the long future.

Philips Business Park, KIADB Aerospace Park, Devanahalli as well as the Innovation complex and the Foxconn complex that is under construction at ITIR are bringing aerospace, electronics and IT jobs to the northern edge of the city. The opening of Terminal 2 and work at the airport also generate jobs in aviation, hotels and logistics, boosting the pool of people who wish to reside near their jobs.

RERA

RERA

For promoting and selling projects, developers in Karnataka need to register their projects and proposed plans with the state’s real estate authority and buyers can verify each registration on the Karnataka RERA website. The initial plot phases of Embassy Springs are already registered under the Karnataka RERA. This release comes directly from the developer with the main inventory. It has fresh RERA registration and clear title instead of taking over the documentation of the former owners. The buyer and developer direct interaction creates a paper trail that is short and an ownership history from day one that is visible.

Before you pay, check with our team for the Embassy Springs RERA number for the plot you have selected and verify yourself on the site. The listing details the promoter, the land, the approvals, and the timescale the developer has committed to. A simple look into the Embassy Springs plots RERA record allows you to get an objective opinion on the legal position of the project, other than any sales discussion.

The plot registration is done post the launch as per the payment schedule and the E-Khata for each plot is issued post registration. As advised in Karnataka at the time stamp duty & registration expenses are applicable. Owners then acquire plan approval prior to construction, so each villa sits on land registered in the owner’s name.

Buyers commonly ask about Embassy Springs possession date. Possession implies the plot is registered to you for plots. It follows the payment schedule after launch and construction begins whenever you choose once registration and plan sanction is complete. Keep the RERA record, payment receipts, selling agreement, registration document and E-Khata together. Lenders and future buyers seek for that unbroken file exactly. Our team prepares a checklist for each buyer so that nothing falls through the cracks between booking and registration and the stamp duty and registration charges get reflected on the cost sheet we create.

We provide you the entire expense with the cost sheet that we generate specifying BSP of Rs 16,000 per sft onward, preferred location charges for corner and park-facing plots, infrastructure charges, club membership, the maintenance deposit, GST, stamp duty and registration before any payment. In this manner, the figure in your agreement will be the same as the figure you planned for.

Builder

Builder

Embassy Developments Limited, formerly known as Equinox India Developments Limited and before that known as Indiabulls Real Estate Limited is one of the leading real estate developers in India. It is undertaking residential and commercial projects in Bangalore, Mumbai Metropolitan Region and National Capital Region. Its shares are listed on BSE and NSE. Embassy Springs linkages verifying Embassy Developments will show the mentioned company supports the township.

The company is a part of the multifaceted conglomerate, Embassy Group, headed by Chairman Jitendra Virwani and Managing Director Aditya Virwani. Founded in 1993, it has been building for over 30 years in commercial, residential, industrial and hospitality venues . MSF Portfolio of 160, Built 21 million sft of residences in 22 cities It also supports India’s first REIT, the largest in Asia Pacific in terms of area.

The corporate structure adds weight to it. The listed firm has an IVR A- Stable debt rating and Embassy Group maintains a controlling share of 42.65% in the listed company following the NCLAT approved merger of Nam Estates Pvt Ltd with the company from January 2025. Embassy Group Embassy Springs Plots are from a developer with a track record, transparency and a rating for buyers to consider.

North Bangalore is the best example of delivery. This corridor has Embassy Manyata Business Park, Embassy ONE and Embassy Lake Terraces, with prior Embassy Group properties in Devanahalli, inside this township, having been delivered and sold off. New inventory is rarely seen when watching Embassy Group plots in North Bangalore or Embassy plots in Bangalore in general. Embassy Group new launch Bangalore announcements are consequently of high interest and Embassy Group forthcoming plots Bangalore releases are keenly awaited by customers who tend to register early. The group’s business parks, hotels and homes along the same road, plus its REIT under public monitoring, link its reputation with how this township performs.

There is some value in the plots because of the strength of the township around them, and a developer with listed shares, a debt rating and a long North Bangalore track record has every motivation to maintain that township successful in the long run. Our team may arrange a site visit for you to see the group’s work along the corridor.

Villa Plots

When you buy a villa plot you are buying the land itself, and you decide everything about the house built on it. Hence demand for villa plots in Devanahalli and plotted developments near Bangalore airport are from end users as well as investors. Inside a township the concept becomes even more attractive, with security, parks, schooling, healthcare and retail built in, rather than bolted on years later.

If you are a family looking at compact homes, your starting point would be the 1500 sq ft plots in Embassy Springs starting at Rs 2.40 Cr onward. 1,800 & 2,000 sft choices offer larger floor plates & gardens. While multi-generational villa buyers commonly consider plots of 2400 sq ft in Embassy Springs, 3000 sq ft plots in Embassy Springs are designed for clients who want room and presence. All sizes have identical BSP starting from Rs 16000 onward.

Owners can develop straight away or wait until plans are finished, spreading the cost over a number of years. The township setback, height and facade regulations guard the streetscape so that the design of one neighbour does not impact the setting or value of another neighbour. Plots in Embassy Springs likewise are in a market with some price reference as township resale plots are available for Rs 14,500-15,000 per sft (BSP).

It is a nice format for overseas owners. Embassy Springs NRI plots for sale are perfect for Indians living abroad who want a house in the future close to the airport without the need for any oversight of building until they are ready to build. Land doesn’t have the wear and tear of an old apartment tower and township maintenance keeps the surroundings tidy in the meantime. Still, the valuation is easy when selling or handing over the land. Buyers pay for location, size and title rather than an old structure.

Size is also a factor in how a family uses their outdoor space. The larger plots offer the ability to have a garden, play area or home office away from the main house, but the smaller plots lend themselves to a compact design and less maintenance. Owners design within township principles rather than to a fixed plan, so that each plot can be adapted to the way in which a household really lives.

Why Invest in Embassy Springs

Location is the key to an Embassy Springs plots investment. The corridor is the focus, with the airport and its expansion of Terminal 2, the Blue Line metro and the renovations to the STRR and PRR. The KIADB Aerospace Park, ITIR, Philips Innovation Campus and the Devanahalli Business Park draw aviation, aerospace, electronics and IT specialists who need residences nearby. It is tough to find investment plots in Devanahalli nearby to all these developments. The ongoing construction of the airport and Terminal 2 is also drawing aviation, hotel and logistics industries in the vicinity.

The Embassy Springs investment potential also includes the pricing history. Plots launched in townships in 2016 are being resold at Rs 14,500-15,000 psf (BSP). In a baseline scenario, land values in the area are expected to increase 10-14% pa over the next 5-7 years with further upside around metro commissioning. The launch at Rs 16,000 per sft onward is at par with branded gated plots and 7-10% above townships resale, a premium that secures a primary purchase, fresh RERA registration and clean title which also places the release into the same price band as the rest of the corridor, rather than above it.

Demand spurs from overseas customers. Embassy Springs NRI investment is beneficial for families returning or moving down near the airport and NRI plots in North Bangalore from a listed developer are still rare. The first inventory has been sold out with limited supply of approximately 90 plots over 8 acres within a township. The resale liquidity is backed by the followership of the Embassy amongst HNI and NRI purchasers. Then construction spending can only happen when the owners desire to build. So it is up to the owners when more money pours into the project. For many investors, the appreciation is as crucial as the management over timing.

Reviews

There are no plot owners in the new phase, hence there are no reviews of the pre-launch version itself. But the country around it has been settled for a long time. Harmony, Serenity, Eden and Verde were sold out, and are selling at Rs 14,500-15,000 per sft now. A good indicator of how the market views the address. One visit and history is there for all to witness.

Most people who submit an Embassy Springs review say the same stuff. The neighbourhood is now up and running with a school, healthcare, clubhouse, 5.5 acre lake and a Town Centre currently servicing people. There’s infrastructure, not a plan, and the developer is listed, rated and active along the same corridor. Each can be checked in person, which means that they have greater weight than any one opinion. People use these facilities every day, and that’s the best proof of all.

A fair Embassy Springs Devanahalli review also talks about the negative aspects. The Manyata Embassy Business Park is roughly 26 km away, and Hebbal is around 22 km away. So daily city commuters should drive the route before deciding. The BSP starts at Rs 16,000 per sft and is about 7-10% over the township selling and preferred location charges and regulatory costs are over and above that. We’ll answer all those questions honestly before you book.

Once sales get up we will have a better understanding of the reception for this release and will display the questions consumers ask the most when they come to visit rather than any polished testimonials. Until then the best thing is to experience it for yourself, walk the promenade, visit the clubhouse, go to the airport and your office, talk to locals in the Town Centre. Give most weight to verifiable data such as provided enclaves, working facilities, identified developer and resale costs.

There are some questions that emerge in almost every conversation. These are questions that need straight answers. When does the release go live? Which charts preferred location rates? According to building rules, what will be allowed in a 1500 sft plot compared to a 3000 sft plot? We address all of them with the details we have, and are explicit when a detail is for the developer to announce.
