The project is located at the intersection of NH-44, the Outer Ring Road and the new Peripheral Ring Road with Hebbal flyover being about four to five minutes away and Kempegowda International Airport being around 26 kilometers away by the elevated road. The proposed multi-modal interchange will be one of the more significant infrastructure developments in the city this decade with the Blue Line metro extension to Hebbal and integration of Red Line under Phase-3 by mid-2026. There are very few housing complexes in Hebbal Bangalore which match all the three like this one.
The band is Rs 21,000 to Rs 24,000 per sft. Prices start from Rs 4.3 Cr for 3 BHK Regular, Rs 5.0 Cr for 3 BHK Large and Rs 7.2 Cr onwards for 4 BHK. These are pre launch indicative statistics. The property is rectangular and runs North-South with the longer edge facing an internal 30 metre access road. The four towers are lined up in a row along the southern edge, thus the whole of the northern half of the site is a continuous strip of green open space, rather than a series of residual pockets. The northern band has the clubhouse, pool group, party grass and sports courts.
The parking is underground, organically and mechanically ventilated on two basement levels, leaving the 2.4 acres of ground level free of cars. Instead of driveways, a green spine acts as a continuous axis for inhabitants to move along. A nature play stream flows through the centre platform, planted islands punctuate the pool ensemble and meandering paths connect seating alcoves, party lawn and garden pavilion. The westernmost tower is Tower 1 and has the jodi series. Each unit is accessed via a 2.5m wide lobby and separate 2m service core with fire and service lifts. This is a small design choice that eliminates any movement of domestic personnel, deliveries and waste from the resident circulation. The floor to floor height is 3.4m with double height lobbies full of light. If the comparison of flats in hebbal is only on the basis of the quality of the floor plate then ask how many of the rivals can have such a perfect separation of service circulation.
Low density is easy to claim and hard to deliver. Elevator waits are low, corridors are quiet and no floor plate is carved into a labyrinth of compact residences with seven houses per level in a G+23 building. There is also the 75% open space in a 10.5-acre parcel and the mathematics advantages the inhabitant enjoys in a way larger, denser North Bangalore launches can’t match.

Most of the units are 3 BHK Large. They account for around 353 of 615 houses, 57% of the inventory. It reads as the architectural and commercial anchor. Three bedrooms plus a 7'11" by 12'0" study. The Embassy Astra Floor Plan set features three single forms and one jodi combo all from the same seven per floor plate.
The 10.5 acre site is accessed by a 30 metre wide arterial road on the northern edge and a 12 metre wide service road on the southern boundary dealing with secondary and service movements. The lot is rectangular in shape and is oriented about north-south with the longest length parallel to the internal access road. Along the south side there are four towers in a staggered linear pattern. The planning provides for sightlines between towers, has no windows facing each other, and maintains the whole northern half of the site as an uninterrupted amenity belt, rather than being split with courtyards.
The zoning fits well with this north-south axis. Form to the south, landscape and recreation to the north, clubhouse in the north western corner as visual terminus to the green spine. Each floor plate has seven units off a 2.5 metre wide lobby with fire and service lifts in a separate 2 metre core. Bedrooms minimum 12 feet wide. The project is strategically located at the junction of NH-44, Outer Ring Road and the proposed Peripheral Ring Road which are some of the most important arterial roadways of North Bangalore. The Hebbal flyover, the main north-south thoroughfare connecting the CBD and the airport, is four to five minutes away. The elevated corridor will take you north to Kempegowda International Airport, 26 km away. It's a 35-40 minute ride off peak. The project is located on a 10.5 acre tract on the east flank of Bellary Road at Hebbal, adjacent to Embassy Lake Terraces. They have a forced relationship. The configuration strategy is purposely limited. A dedicated Staff Suite is available in all the three configurations - 3 BHK Regular (2,090 sft), 3 BHK Large (2469 sft) and 4 BHK (2,936 s.ft). The project has 353 apartments of 3 BHK Large, 174 Regular & 88 4 bedroom houses. The generous proportions are designed to hit the sweet spot. The 4 BHK nevertheless is an uncommon with only 88 units of the complex.
Tower 1 has something the other towers don’t. B3 and B4 series have jodi option where two adjacent 3 BHK two large flats on the same floor are merged to create one 5 BHK home of around 4,939 sq ft saleable and 3,512 sq ft carpet. That set-up appeals to multi-generational families and those who desire maximum scale on one floor rather than spanning a duplex. Availability is limited to Tower 1 only. It is the oddity in Embassy Astra Luxury Flats Hebbal inventory and least likely configuration to be reproduced in Phase 2.
Delivery of the project is in two Phases. Phase 1 will bring 400 units to market with one from each of the three layouts to keep an even mix with the remaining 215 going to market in Phase 2 after Phase 1 absorption. Possession is December 2030. Expressions of Interest is taken and allocation is solely a function of EOI priority number. It is a notion you should understand early on, as it affects unit choice and not only queue position. Embassy Astra Construction Status: No construction has been started and site is in pre-launch till registration is completed.

The Hebbal micro-market has emerged as one of the important pockets of luxury residential in Bangalore and the reasons are structural and not sentimental. Three arterial roads meet here – NH-44 via Bellary Road, Outer Ring Road and the proposed Peripheral Ring Road. There are few places in the city at those sorts of crossroads and fewer yet which have an established residential character as well. The Embassy Astra Apartments Hebbal is placed right at the crossroads.
The site is accessed by a 30m wide arterial road along the northern boundary and a 12m service road to the south. It’s a short drive west across Bellary Road, the main north-south crossing between the CBD and the airport, to Hebbal Lake and the flyover is another four to five minutes. The elevated corridor is around 26 km north of Kempegowda International Airport and takes around 35 to 40 mins to arrive during off-peak hours. Schools from Trio World Academy to Vidyashilp, Greenwood High and Canadian International School are all within a 7 km band. Higher education is from Presidency PU College at one km to Indian Institute of Science on the Yeshwanthpur axis. Trade-offs are worth considering. The peak hour movement in and out of Hebbal is still slower than the off-peak data would suggest. Construction along the tube alignment will be disturbing and the Peripheral Ring Road provides a respite. However, the Blue Line extension will reach Hebbal in mid-2026 and then the Phase-3 Red Line integration and the resulting multi-modal junction will probably be one of the most significant transportation improvements the city will witness this decade. The luxury residential market in Bangalore has, in recent years, taken a sharp diversion from the mid-segment and North Bangalore is absorbing a disproportionate share of that diversion. The first piece of work the airport corridor did. Grade-A office absorption was witnessed in and around Manyata Tech Park and Karle Town Centre. In addition to RERA, the project is also focusing on acquiring BBMP/BDA permission and Environmental clearance from KSPCB. The list is to be confirmed, but the group usually has pre-approvals with HDFC, SBI, ICICI, Axis Bank, Standard Chartered and LIC Housing Finance.
Buyers are required to complete an Expression of Interest form at the Embassy to obtain a priority number to determine the sequence of allocation. With RERA, a formal introduction, EOI becomes a booking and the agreement of sale is signed. Payment will be construction linked on the regular Embassy plan with milestone percentages to be decided prior to launch.
